Step-by-Step Guide to Demolition Projects

Demolition projects are extremely intricate and take a great deal of planning to ensure a smooth process. There are a number of stages that must be navigated for every demolition project, from initial budgeting to final handover and everything in between. Here we take a closer look at the individual steps taken and what’s involved at each stage.
Pre-Qualification and Budget Stage
Often, the first point of contact from a client is when they ask us to complete a Pre-Qualification Questionnaire (PQQ). A PQQ can vary in detail, but usually requests information on Hughes and Salvidge as a company, our accreditations and certifications, our approach to Health and Safety and Environmental aspects, and details of relevant project experience. Sometimes an outline budget for the project is also requested at this stage.
Tender Stage
If our PQQ is satisfactory, we will then be invited to tender for the project. We kick off this stage by completing the requested documentation to provide further evidence of our experience, certification/accreditations and processes that our company employs. We may also be invited to attend interviews and deliver presentations, which may help us win the tender.
To enable us to submit the most accurate estimate/price possible, we conduct a site visit, during which we’ll survey the building(s) in question, conduct Risk Assessments, and examine any drawings, plans or surveys supplied by the client. Using this information we will draft a Method Statement for the client’s consideration.
At this point, we’ll also liaise with any approved subcontractors that we may use if needed, and provide the subcontractor company details to the client for transparency. The budget/price for the works is also finalised at this stage.
Project Win
When a project contract is awarded to us, it is at this time that we will confirm our site team, usually consisting of a Project Manager, Site Manager, Site Supervisors and Site Operatives. All management and staff work under the guidance of our Managing Director or Technical Director and in collaboration with our SHEQ (Safety, Health, Environment, Quality) Manager. We’ll also confirm which subcontractors, if any, we will use.
Pre-Start
Ahead of starting a project, the Risk Assessments and Method Statement drafted at tender stage are confirmed and the programme of works is finalised at a meeting between our management team and the client. Any targets and Key Performance Indicators (KPIs) are outlined and a site tour takes place. The Project Health and Safety Plan and Environmental Plan are finalised.
Project Duration
When a project commences, a fully worked up cost projection is undertaken which encompasses the full programme of work, health and safety goals, and environmental targets. During the project, the cost projection is updated weekly to reflect actual expenditure allowing benchmarking at any time during the project. We utilise a contracts’ costing system to monitor and review costs on an on-going basis. This is discussed at the weekly site meeting with correction actions being implemented to reduce the spend profile or to mitigate for unforeseen events.
All the activities we undertake are in accordance with the approved programme of work, phased operations and safe demolition techniques. The activities are planned and undertaken in line with the Risk Assessments, Method Statements, Project Health and Safety Plan and Environmental Plan. Methods are reviewed on a daily basis by the Site Supervisor to ensure compliance. Any required amendments are notified to and agreed with Contracts Manager to enable a revised document to be issued.
Weekly site visits by the Project Manager and SHEQ Manager ensure that work is being carried out in accordance with the approved Method Statements. We prioritise client communication throughout the project. Regular progress meetings are held with the client and the Hughes and Salvidge Management Team to ensure effective service delivery and client satisfaction.

Completion and Handover
Once we have cleared the site and completed our part of the contract, we hand the site over to the client and conduct a final meeting to review the project and to ensure KPIs and targets, in terms of time and budget, have been met. A formal assessment is drawn up and a reference or testimonial obtained from the client.
